These additional services are designed to give you deeper insight into specific areas of concern so you can move forward with clarity.

Radon Testing

What it is:
Radon is a naturally occurring radioactive gas that can enter homes through the foundation.

Why it matters:
It’s odorless and invisible, so testing is the only way to know if levels are elevated. Long-term exposure is a known health risk.

What homes can have it?

Any home of any age can have high radon. Central Indiana is at high risk for radon, but levels can vary even between neighboring homes.

The EPA has a helpful map showing risk by county.

What if my home tests high?

Luckily, properly installed radon systems are very effective at reducing radon levels in 24-72 hours, typically bringing the levels below 2.0, or even 1.0 pCi/L.

Expectation:

  • Cannot be cancelled once ordered.

  • Results Timing: If you request radon testing in advance of your inspection, we typically have results ready within 1 day of your inspection. To be cautious, please plan on at least 2 business days post inspection to receive results. If added post-inspection, allow 5 business days for turnaround.**

  • Ordering in advance produces a faster turnaround.

  • For homeowners: Testing requires 48-hours to run. Normal entry/exit is expected, however “closed home” conditions are needed (no open windows or prolonged door opening) to receive the most accurate results.

Termite (Wood-Destroying Insect) Inspection

What it is:
An inspection specifically looking for evidence of termites and other specific wood-destroying organisms. This is performed by the home inspector while carrying out the full home inspection. (Exception: termite-only inspections can be schedule separately without a home inspection, if needed).

There is a separate termite report written up, which will be available to you in the portal.

Why it matters:
Some lenders require a termite inspection. This inspection is also very helpful if you have concerns about potential termite activity.

Expectation:
This is a visual inspection for signs of activity or damage as they are present at the time of inspection—not a guarantee that pests are not present in concealed/inaccessible areas or will be present in the future.

Timing for Buyers: Report is released with the full home report

Sewer Scope Inspection

What it is:
A camera inspection of the home’s sewer line from the house to the street.

Why it matters:
Sewer line issues can be costly and are not visible during a standard home inspection.

Many homeowners don’t realize they are responsible for their sewer lateral—the line that connects the home to the public sewer.

When to consider it:

  • Older homes

  • Properties with large trees (roots can intrude into pipes)

  • New construction - damage to the sewer line during the construction process is not uncommon, via machinery or even left over debris

  • Any home where you want to avoid unexpected underground repairs

Expectation:

  • The scope provides a view of the pipe’s condition with written feedback from a certified professional.

  • Obstructions could limit visibility of the entire line, but receiving documentation of this information is helpful in getting the line properly serviced and re-evaluated. Refunds are not issued if there are blockages in the line - this important information will be written up for your use.

  • Results Timing: Results are typically available 2-4 business days after the inspection**

Mold / Air Quality Testing

What it is:
Air sampling with lab report of spore levels of sample

Why it matters:
Air quality can impact health and comfort, but not all mold is visible or obvious.

While the home inspection already includes a visual check for biological conditions in visible, accessible areas, air testing can provide additional insight and clarity.

When to consider it:

  • Past water intrusion or moisture concerns

  • Sensitivity to allergens or respiratory concerns

  • Simply wanting peace of mind

Expectation:
Testing provides data on current conditions. Interpretation is based on lab results and environmental factors at the time of sampling.

An outdoor air sample is taken as the control (this is included in the pricing).

Testers typically pull samples from central locations for better assessment. While testing provides valuable insight, it’s not a guarantee that biological conditions do not exist in non-visual, inaccessible areas (eg. behind drywall)
